The IREO ITSEZ is a phased development plan for 42.63 acres in IREO CITY Gurgaon. Comprising of three high rise towers and four low rise office buildings, and an incubation centre, the planned development accommodates 4.64 million sq. ft. of office space. 9700 number of cars are accommodated in three levels of underground parking.

With two distinct north south zones, the plan proposes a North South “couplet” – essentially an elongated oval with one way traffic flowing around it – that will connect the site. Buildings are arranged around this couplet and given a clear front door address. Buses and taxi drop offs occur at the edges of this space. Surface parking and bike parking is kept to the periphery of the buildings.

The plan has three main spaces that will give it landscape relief – a main gathering lawn, central gardens and an associated walking circuit, and a sports court area. The walking circuit is designed to connect all the buildings to the incubation centre which is envisaged as a restaurant and recreation building. The first phase of this development is currently under construction.
